Request For Houses

If you are a house owner, a real estate builder, or land owner and want to build for SimplyGuest, or attach an existing property with us read the following sections to know more. SimplyGuest operates only in a few localities of Bangalore, limiting our ability to on board new properties. We also have some specifications that new properties must meet.

Modern 1-Person Studio Rooms

Urban demography has changed in ways most builders and house owners can't imagine. Lot more people are single, and they are happy. We see married people living in different cities; they only live together during weekends. They can afford good housing; A 2BHK or a 3BHK doesn't suit them; it's too big for one person, and they don't want to share the house with others.

What do they want? A quite, self-contained place of approximately 160-300 sqft, a kitchenette, attached washroom, preferably a balcony. If they want to cook, they should be able to. They want to come in and go out at any time without fear of neighbours peeping, or security reporting to the housing association. Additionally, the building should have power backup, lift, access control, and 24hr water supply.

Apart from these Modern 1-Person Studio Rooms, we also have need for compact 1BHKs for couples, and 3BHKs; following is a list of areas we are looking to expand.

Our requirements change often, and, we also adapt to what's available in the market. So these are broad guidelines.

Koramangala - All Blocks

Degree of Demand - Very High

Number of Units: 10-100 rooms.
Minimum: 2 3BHK or 5 1BHKs/Studio

If you have >10 rooms either as part of 1BHKs or studio rooms up to 200 rooms we are most likely to sign an agreement with you. If the property is brand new, we can close the deal in a few days. 3BHKs should have 3 washrooms.

You can see Mirai as a reference point. We manage 7 1BHKs/Studio rooms. These are high-quality accommodation with access control, power backup, 24-hr water supply, and, ample open spaces.


BTM Stage 2

Number of Units: 10-50 rooms. Minimum: 4 3BHKs or 8 1BHKs/Studio

BTM has a lot of demand for 1BHKs and budget friendly shared accommodation. But we would be happy to take as little as one 3BHK or 4-5 1BHKs depending on where they are located. We are more likely to take them if they are close to our existing properties.

Degree of Demand - Very High

We operate a full building on 24th main. We are looking for more properties between 21 Main to 28th Main. Newer properties will have a higher chance of we taking them.


HSR Layout

Degree of Demand - High

Number of Units: 10-50 rooms.
Minimum: 20 1BHKs/Studios

We are looking for a full building with open spaces and a hangouts place that can be used to sit out and have a small house party.

The building must have lift, power backup, servant room, and open terrace. Optional: access control, CCTV, gym.


JP Nagar Phase 2 & 3

Number of Units: 20-50 rooms either in 3BHKs, 1BHKs, or Studios

But we would be happy to take as little as one 3BHK or 4-5 1BHKs.

Degree of Demand - Normal

We are looking for 3BHKs and studio rooms either in apartments, with good amenities, or full buildings. Independent houses would also work, but we prefer at least 3-4 houses together.


JP Nagar Phase 4

Number of Units: 30-100 rooms
Minimum: 4 3BHKs or 8 1BHKs

Degree of Demand - High

The IT cluster surrounding Kalyani Magnum, Krishna Magnum, VMWare, and Practo has high demand for housing. Any of these areas would work: Dollars Colony, Panduranga Nagar, JP Nagar Phase 1, 2, 4. They must be within 2-3 kilometers of Delmia Circle.


Bellandur

Number of Units: 30-200 rooms.
Minimum: 20 1BHKs/Studio

Degree of Demand - Very High

If you have >50 rooms either as part of 1BHKs or studio rooms up to 200 rooms we are most likely to sign an agreement with you. If the property is brand new, we can close the deal in a few days.
